Hudgill Farm Barn Cottages - Booking Conditions.

Set out below, are our booking conditions together with some useful information you will need before booking your holiday. Please contact us if you have any questions.

  • Duration
    All weekly Lets run from Saturday to Saturday. We accept bookings for Short Breaks between the first week of September and the last week of June inclusive excluding the following periods: Christmas / New Year weeks; May Half Term.

  • Arrival and Departure
    Your holiday cottage will be available from 5.00 pm on the arrival date and you will be required to depart by 9.00 am on the departure date.

  • Payment
    A deposit of 30% is payable when you make a booking. No booking will be treated as complete until the deposit is paid. The deposit will be returned if cancellation occurs more than eight weeks before your date of arrival. The full balance must be paid no later than four weeks before your arrival date. This is non- returnable if cancellation occurs within four weeks of your arrival date*. If the balance is not received by the due date, this may result in cancellation of your holiday and loss of your deposit. If the booking is made within six weeks of the arrival date, rental must be paid in full. We recommend that you arrange suitable holiday insurance.

  • *Covid-19

In the event that you have to cancel your holiday with us due to Government imposed restrictions on movement, we will refund any payments made to us, in full.

In the event that you have to cancel your holiday with us due to a member of your party testing positive for Coronavirus, we will refund any payments made to us, in full.

In the event that you have to cancel your holiday with us following an instruction to self-isolate from “Track and Trace”, we will refund any payments made to us, in full.

If a member of your party suspects they have developed symptoms of Covid-19 whilst staying with us, you will inform us and we will agree an appropriate course of action. In the event that we feel that it is appropriate to terminate your holiday; you will not be entitled to a part refund for the cancelled period of your holiday. The course of action will be guided by our document “What to do if you suspect you have symptoms of Covid-19 during your stay” a copy of which, will be in your cottage information folder.

  • Methods of Payment
    Payment can be made either by cheque, payable to D. Dunkley or by bank transfer.

  • Bookings
    All bookings are subject to final confirmation by us.

  • Prices
    Our prices include central heating; electricity*; a starter supply of logs; bed linen; towels and tea towels.

* Excluding electricity used to re-charge electric vehicles which is charged separately. Please inform us  in advance if you will need to use the cottage power supply to re-charge your vehicle battery.

  • Infants
    We are able to provide a high chair and / or cot on request, but please bring your own cot bedding.

  • Disabled Guests
    Neither cottage is suitable for wheelchair users. Both properties may be suitable for people of limited mobility or elderly guests. Wellhope has a twin bedroom / bathroom on the ground floor. Middle Fell View has a double bedroom / shower room on the ground floor. Access from these to the main living area requires mounting two steps in both cottages. If one of your party is disabled, please telephone us to discuss suitability before making a booking.

  • Guest Numbers
    Excluding infants, the total number of people in your party must not exceed the stated capacity of the property.

  • Pets
    Up to two well-behaved dogs are welcome by prior arrangement. Other pets are permitted at our discretion. We do request that pets are not allowed into bedrooms / on stairs and provide stair-gates to assist with this. Please telephone us to discuss your request before making a booking.

  • Cleaning and Breakages We request that the cottages be left clean and tidy on departure and that any breakages or damage are reported to us so that they can be rectified for incoming guests. In certain circumstances, damages and losses will be charged in full.

  • Smoking
    Smoking is not permitted in our properties.

  • Minors
    Bookings will not be accepted from anyone under the age of 18 years or on behalf of groups of persons under 18 years old.

  • Damage/ Injury / Loss 
    We are unable to accept liability for damage to personal possessions, injury or loss occurring during your stay.

  • Acceptance of these conditions.
    Payment of a deposit signifies acceptance of these conditions
